You want to make sure you are using cast iron or stainless steel for searing. Non-stick pans won't do a proper job of it, they are designed for low to medium heat cooking. You want to make sure you let your meat hit room temperature before you season it. Take it out of the fridge about an hour prior to cooking.
The meat is ready to flip when it releases easily from the pan, as you mentioned. It should be about 3 minutes per side but could be less.
